Work has begun on our four Freeman houses. We took possession of all of the houses in February with the goal of rehabbing them and selling them to the refugee communities in Kansas City, Kansas.
Two of the houses are smaller and need less work. These are the ones we're starting on and hope to sell first.
1806 Freeman - this is a relatively small house, two bedrooms and one bathroom upstairs and currently one bedroom and a half bathroom in the basement. We're going to wall off the unusable garage and make it into a second bedroom. This house will end up being four bedrooms.
Just put new shingles on this house this past week, already the change in roof color helps it to look better.
This is the back of the house - with the unusable garage. We'll put in a wall and large window and fill in the rest with dirt.
1818 Freeman - We originally believed this house needed the least amount of work. It already looks great on the outside, just needs some touching up on the trim paint. This house is a three bedroom, 1 1/2 bathroom. David put in all new waterlines and main plumbing stack.
Someone at some point had made an attic space into a bedroom and it was obviously sagging and effecting the living room. We tore out the living room ceiling and the floor of the extra bedroom, everything has been corrected and is now adequately supported.
This is David and Thlung ripping out the rest of the floor before they put new flooring down.
This is the living room - and the attic/bedroom space above it.
1817 Freeman - It'll be a few months before we really begin work in this house. It's pretty large inside, with four bedrooms and then a finished basement and a bathroom on each floor (three total). The main floor is pretty good and won't need too much work. The basement needs lots of work. There's a large horizontal crack all along one side of the foundation.
The house also has a two car garage, one side of which is not unusable due to a large deck that was built off the house. We haven't decided what we'll do with that issue yet.
The front steps did have some concrete work done this week - they look great now.
1800 Freeman - This house sits on the corner of the street. It's quite large and will also require lots of work. This house will be either 4 or 5 bedrooms and two bathrooms.
Not only does this house need a lot of interior work, but it also has a large driveway in the back that has to be removed. The driveway is very narrow and curves around to a very small garage. It's not unusable and it's about five feet down from the rest of the yard - so you can't get from one side of the yard to another. We plan on filling it in with dirt and trying to make a more usable driveway somewhere else.
First part of that was to remove a large tree that's right by the driveway and the street. We hired a professional tree company since it was over our house, the neighbors house and the street.
Here's the tree guys working on the massive tree that had to be cut down.
